Price the whole property
Square footage is a starting point. We also look at land, condition, setting, improvements, buyer pool and what buyers have actually paid for the closest alternatives.
Pricing · preparation · negotiationI help people buy and sell everything from neighborhood homes to acreage, homesteads and investment property. If there is land, water, an outbuilding, a second dwelling, rental income or a rehab number to work through, I am usually interested.
I spent fifteen years teaching and coaching. In real estate, I do a lot of the same thing: do the homework, answer the question in front of us, and make sure you know what you are signing.
Comps, tax records, restrictions, access, utilities, improvements—and the specialists we need when the answer is not in a database.
If I think a house is overpriced, a repair is going to hurt, or a deal still makes sense anyway, I will tell you.
You get my opinion and the numbers. You do not get a countdown clock or a sales pitch.

Pricing · preparation · negotiationI want the exciting parts and the expensive parts on the same page before you write the offer.

These are the listings I enjoy—the ones where the bedroom count is the easy part.
A large home with multiple outbuildings and a productive well. Buyers needed to see the acreage, infrastructure and setting—not just the room count.
A 7.8-acre property with a river setting and short-term-rental history. The land, water access and prior use were just as important as the interior.
“He gives good suggestions and helps you think through all of your options… he is very careful to make sure you understand all the steps in the process.”
“Even though it was a low value piece of land and I was out of the country, he took it on… he always kept me updated with all the ways he was marketing it.”
“David went above and beyond for my family helping us find the perfect property in Tennessee while we were still living in New Mexico.”

Before real estate, I spent fifteen years teaching and coaching. I still work the same way: do the homework, tell people what I think, and give them room to make their own call.
